How we quote a job

Every estimate starts with looking at the actual surfaces. We walk the whole building or the whole room, not just the part you called about, because the condition of what is already there decides most of the price. Bare or failing wood needs different work than a sound wall that just needs a color change.

You get a written price before anything starts, and it spells out how many coats are included. That last part matters more than most people expect. Published guidance from Purdue Extension puts a primer-plus-one-coat exterior system at roughly 4 to 5 years and two top coats over primer at up to 10. A bid that looks cheaper is often just a bid with fewer coats in it.

What is included either way

  • Surface prep appropriate to what is actually there, including scraping, sanding, and priming where needed.
  • Repair of rot and damaged trim before painting, quoted separately so you can see what it costs.
  • Covering and protecting floors, landscaping, and anything not being painted.
  • A walkthrough with you at the end before we call the job finished.

Interior or exterior, and when

Interior work runs year round. Exterior work in Minnesota is seasonal, and the limit is not the daytime high but the overnight low and the dew point, since conditions need to hold for roughly 48 hours after the paint goes on.
